Applications: There is a $50.00 dollar non refundable application processing fee for all applicants.
We run a credit check for every applicant as well. If you are a student, we can use proof of scholarships, student loans, graduate grants and assistanceships, or pay
stubs to qualify you. If you are a student, and do not have any of these things, or sufficient credit, you will need a co-signer. All co-signers must fill out a
separate application and pay an additional $50.00 dollar application fee. There is a 100.00 Administrative Fee on each unit.
Security Deposits: Once you have chosen a particular unit and decide to put down an application for that
unit, you must also put down a security deposit to hold the unit. If you have a social security number, the security deposit is equal to one months rent
for the unit you are interested in. If you do not have a social security number, we require that the security deposit be equal to two months rent. All
security deposits are returned within thirty (30) days of the lease end date, to the tenants listed on the lease. If you leave an application and later
decide not to rent the aparetment, we reserve the right to keep your security deposits and application fee after the third day.
Leases: Our leases are generally for 9 and 12 month terms, Shorter lease terms are somtimes available. Renewals are offered at the end of each lease term with
the additional option of renting month-to-month for an additional $50.00 dollars more each month. We do not, under any circumstances, allow subleasing or subletting. We
do not offer short term leases.
Pets: Pets are allowed to live only in selected apartments at Park Circle. There is a $350.00 dollar
non-refundable fee, Additional fees may be required depending on owner. All animals must be approved by the staff at Bob Capes
Property Management and must not be of an aggressive breed or above 25 lbs. We require proof of vaccinations, and require that all animals be on heart worm pills and
flea repellants, as applicable.
